Our leasing practice includes representing landlords and tenants of both single-tenant and multi-tenant properties, including industrial, office and retail properties. Our substantial knowledge in representing both landlords and tenants in leasing transactions has provided us with the ability to efficiently, effectively and economically counsel both landlords and tenants clients in all matters of lease issues. We use this knowledge to structure, draft and negotiate commercial leases for office, retail and industrial space.

We counsel both landlords and tenants with regard to their commercial leasing matters, from structuring and negotiating lease agreements including crucial provisions that are often overlooked including those covering sublease and assignment, relocation, non-disturbance, casualty, condemnation and others.

Construction Contracts / Disputes

At Wolf Solovy & Zivin, our experienced real estate lawyers are well versed in all areas of construction from drafting, reviewing, and negotiating general contractor agreements, sub-contractor agreements, remodeling agreements, and all construction/contractor express and implied warranties. Tax Deferred Exchanges (1031 Exchanges and Starker Exchanges)

At Wolf Solovy & Zivin, we have the sophistication and experience to assist clients in the implementation of a “1031 exchange”, often referred to as a Tax-Deferred Exchange, and can advise on the issues and complexities involved in such transactions. A “1031 exchange” is a tax deferral strategy, with the tax on a sale of a qualified asset being deferred. Essentially, a 1031 exchange is a method where a property owner trades one or more relinquished properties for one or more replacement properties, while deferring payment of federal and some state taxes
